Property Profile
LOCATION: Point Alegre is located on the Caribbean, approximately 85 miles north of Belize City, 35 miles northeast of Orange Walk Town, and 30 miles southeast of Corozal Town. The highway from Belize City to Orange Walk and Corozal is paved. Highways from Orange Walk and Corozal to the property are limestone. By boat the property is 8 miles from Corozal and 11 miles from Chetumal, Mexico.
POTENTIAL & BEST USES: Resorts, Casinos, Retirement Villages, Golf Courses, Agriculture and Aquaculture.
TOPOGRAPHY: The land starts at 1 to 1.5 feet above sea level and rises gradually to 20 feet plus, 1/2 mile inland. The topography around the lake is very similar. Point Alegre is almost entirely high ground, it is very gently rolling.
WATER: For potable water, the tropical rainfall allows for the use of cisterns along the coast, however, wells have been put in on the property at a depth of 20 to 40 feet at the higher elevations. Large developments could drill wells 300 feet plus for ample fresh water supplies.
SOILS: The soils are very fertile and are suitable for the production of beans, tomatoes, vegetables, peanuts, rice, citrus, papayas, mangos, bananas, pineapples, coconuts, and numerous other crops. There are areas of limestone deposits providing easy access to road materials.
INFRASTRUCTURE: There are 2 dirt roads through the property, one from the Sarteneja highway through the property to the sea, giving access to parcels A and B-1. A second road gives access to parcel B-2 and Barracuda Lake. Electricity is roughly 1/2 mile from the property at the village of Chunox. There are no sewers on the property.
